What documents do I need to rent an apartment in NYC?

Each owner requires slightly different information from an applicant.  Below is the most exhaustive list of what could possibly be needed although most owners will not require all of what is listed below.

TENANTS: (Must make 40-45 times of the rent)

  • Completed Application form
  • Letter of Employment stating time at the company, position, direct supervisor contact information, and annual salary.
  • Prior Year’s Tax Return
  • Two most recent pay stubs
  • Two most recent bank statements
  • Reference letters (personal, business, previous landlord)

GUARANTOR: (Must make 80-85 times of the rent)

  • Application form
  • Letter of Employment stating time at the company, position, direct supervisor contact information, and annual salary. (If self-employed, letter from a CPA verifying prior years earnings).
  • Prior Year’s Tax Return
  • Two most recent pay stubs
  • Two most recent bank statements

FOREIGNERS, STUDENTS:

  • Application form
  • Employment letter, job offer letter, student letter
  • Two most recent bank statements (If you don’t have a bank account, start one ASAP)
  • Get ready to pay 6 – 12 months rent in advance
  • We can also offer higher rent to the owner, and a few months deposit

These documents are just generic documents, every owner and building are different; for instance, if it’s a coop or condo, there may be additional documents.
